Could You Qualify?

Many buyers think they need 20% down to purchase a home—but that's often not the case.

Depending on your income, credit, purchase price, and the town where you're buying, you may qualify for one or more CHFA programs. In some situations, repeat homebuyers may also be eligible, such as when purchasing in designated targeted areas.

How Do You Get Started?

The first step is getting pre-approved with a CHFA-approved lender. They'll review your:

  • Income

  • Credit

  • Employment

  • Homebuying goals

Then they'll determine which CHFA program—or combination of programs—fits your situation best.

From Renting to Owning: A First-Time Buyer's Story

When a 26-year-old engineer relocated to Connecticut to start a new role at Electric Boat, buying a home wasn't on his radar. Moving to a new state for a new job, renting felt like the safer, simpler choice — something to figure out "someday" once he was more settled.

But after talking through his options, he realized owning made more sense than he'd assumed. With CHFA's down payment assistance program, he got pre-approved and found that buying was well within reach — even as a first-time buyer starting fresh in a new state.

Today, he owns his home in Eastern CT and is settled into both his career and his community — proof that you don't need years of savings or a long history in the state to make homeownership work for you.

“Vanessa was very patient and informative for us as we are first-time homebuyers. Quick response times and flexible hours allowed us to communicate outside of the typical 9-5 hours. Highly recommend her as she is passionate about helping clients get the home that fits all their needs and reassures them of any worries during the home-buying process.”
